Is a Westerville Address Always in Westerville Schools? 1 in 4 Isn't
No. 27 of the 115 houses for sale with a Westerville address today are in a different school district, and the median ask on those 115 is $479,900. That is 23 percent, close to one in four.
This is one of the first things I check when a buyer tells me they want Westerville, because "Westerville" on a listing can mean three different things. It can mean the mailing address, the city limits, or the school district, and those are three different maps. I pulled every active single family listing with a Westerville address and sorted it by the district on the record.
How Many Westerville Addresses Are Outside Westerville City Schools?
| School district | Houses for sale | Share | Median ask | County |
|---|---|---|---|---|
| Westerville City Schools | 88 | 77% | $464,950 | Franklin 63, Delaware 25 |
| Columbus City Schools | 8 | 7% | $450,000 | Franklin |
| Olentangy | 7 | 6% | $769,000 | Delaware |
| Big Walnut | 6 | 5% | $1,082,450 | Delaware |
| Worthington | 5 | 4% | $459,000 | Franklin |
| New Albany-Plain | 1 | 1% | $350,000 | Franklin |

Six districts, one town name. And notice the county column. Thirty eight of the 115 are in Delaware County and 77 are in Franklin, so a Westerville address does not tell you the county either.
I am not ranking these districts and nothing here is a statement about which one is better. That is your call to make with the state report cards and a visit. My point is narrower. If the district matters to you, for any reason, the address is not how you find out.
Does the ZIP Code Tell You the District?
| ZIP code | Houses for sale | Westerville City Schools | Other districts |
|---|---|---|---|
| 43081 | 78 | 63 | Columbus 8, Worthington 5, Big Walnut 1, New Albany-Plain 1 |
| 43082 | 37 | 25 | Olentangy 7, Big Walnut 5 |
It does not. In 43081, 15 of the 78 are outside Westerville City Schools, about one in five. In 43082 it is 12 of 37, about one in three.
43082 is the one that catches people. It is the north side, up toward Hoover Reservoir and into Delaware County, and a buyer searching that ZIP is looking at three districts at once without the search telling them.
Does It Hold Up in Closed Sales?
Active listings are a snapshot, so I checked it against houses that closed. Between August 3 and September 14, 2026, 124 single family houses with a Westerville mailing address closed in the MLS.
| School district | Closings | Share | Median sold price |
|---|---|---|---|
| Westerville City Schools | 97 | 78% | $450,000 |
| Columbus City Schools | 10 | 8% | $440,000 |
| Olentangy | 7 | 6% | $850,000 |
| New Albany-Plain | 6 | 5% | $432,500 |
| Big Walnut | 3 | 2% | $1,165,366 |
| Worthington | 1 | 1% | $446,900 |

Twenty seven of 124, or 22 percent. The same count of 27 in both sets is a coincidence, but the share is steady. Roughly one Westerville address in four or five is in another district, in what is for sale and in what sold.
Which Houses Are in Westerville Schools Without a Westerville Address?
It runs the other direction too. There are 114 single family houses for sale inside Westerville City Schools right now. Eighty eight have a Westerville address. Twenty four have a Columbus mailing address and two have a Gahanna address.
The median ask on the 88 with a Westerville address is $464,950. The median ask on the 24 with a Columbus address is $327,500.
Be careful with that comparison. I have not matched those two groups on size, age or condition, so I am not telling you the Columbus-address houses are the same house for less. What I can tell you is that a buyer who searches by city name never sees those 24, and they are inside the district at a lower median price. If Westerville City Schools is the requirement, search by the district and not by the town.
Why Doesn't the Address Match the District?
Because three different bodies drew three different maps.
The mailing address comes from the Postal Service, which draws ZIP codes around delivery routes. The city limits come from annexation, and Westerville the city sits in both Franklin and Delaware counties. The school district lines were set separately and do not follow either one.
So a house can have a Westerville address, sit outside the city limits in a township, and be in Olentangy schools. Another can have a Columbus address, sit in the City of Columbus, and be in Westerville City Schools. Both show up in these numbers.
What Changes When the District Changes?
The tax bill is first. School levies are typically the largest piece of an Ohio property tax bill, and each district has its own. This table is the current annual tax on the active listings, by district.
| School district | Listings | Median ask | Median annual tax |
|---|---|---|---|
| Columbus City Schools | 8 | $450,000 | $5,834 |
| Westerville City Schools | 88 | $464,950 | $6,890 |
| Worthington | 5 | $459,000 | $8,029 |
| Olentangy | 7 | $769,000 | $11,578 |
| Big Walnut | 6 | $1,082,450 | $13,024 |
The top three rows are the useful ones, because the median ask is within $15,000 across all three. At about the same price, the median tax bill runs from $5,834 to $8,029, a difference of $2,195 a year.
I would not lean on that hard. Five and eight listings are small groups. The tax shown is the current owner's bill, which is based on the county's value and not on the asking price, and a bill can carry credits that do not transfer to you. It is enough to say the district moves the bill by a noticeable amount, and that you should pull the bill on the specific house. I went through how the bill is built in Franklin County property taxes.
Second, a possible income tax. Some Ohio school districts levy their own income tax on the people who live in them. As of January 2026, 210 districts do, according to the Ohio Department of Taxation. Whether that applies to you depends on the district the house is in, so check the district you land in against the state's list.
Third, the buildings. Being in a district does not tell you which elementary, middle or high school a house is assigned to. Westerville City Schools has three high schools. The district assigns the buildings, and the district is who you ask.
Fourth, resale. The next buyer of your house will search the same way you did, and some of them will filter by district. Know what yours is before you buy so it does not surprise you when you sell.
How Do You Check a Specific House?
Three steps, and it takes about five minutes.
Start with the listing. The MLS record has a school district field, and it is what I used for this post. It is usually right. It is entered data, though, and I treat it as the starting point.
Then go to the county auditor. Look the parcel up on the Franklin County Auditor site or the Delaware County Auditor site, whichever county the house is in. The parcel record names the school district the property is taxed in, and it shows the current tax bill. That is the record that matters for taxes.
Then call the district if the building assignment matters to you. The auditor tells you the district. Only the district tells you the school.
Do this before you write the offer. It is easy to do early and it is the kind of thing that is hard to hear about at the kitchen table after you are under contract.
What to Do With This
If you want Westerville for the town, the address search works and you have 115 houses to look at. If you want Westerville City Schools, search by district and you have 114, 26 of which you would have missed by searching the town name. They are two different lists that overlap on 88 houses.

These are Active listings on October 5, 2026, and the list turns over weekly. Send me which you are after, the town or the district, and your price band. I will pull the current list sorted by school district and county, with the auditor's district and the current tax bill confirmed on each house, so you know what you are looking at before you tour.
If you are selling first, start with what your home would bring.

Common questions
Is every house with a Westerville address in Westerville City Schools?
No. On October 5, 2026, 27 of the 115 single family houses for sale with a Westerville mailing address were in a different school district, about 23 percent. Eight were in Columbus City Schools, 7 in Olentangy, 6 in Big Walnut, 5 in Worthington and 1 in New Albany-Plain. Closed sales show the same thing: 27 of 124 Westerville-address closings between August 3 and September 14, 2026 were outside Westerville City Schools.
Which school districts serve Westerville, Ohio addresses?
Six show up in the current listings. Westerville City Schools covers 88 of the 115 houses for sale with a Westerville address. The rest are split among Columbus City Schools with 8, Olentangy with 7, Big Walnut with 6, Worthington with 5 and New Albany-Plain with 1. The Olentangy and Big Walnut houses are all in Delaware County.
Is ZIP code 43082 in Westerville City Schools?
Partly. Of the 37 houses for sale in 43082 on October 5, 2026, 25 were in Westerville City Schools, 7 in Olentangy and 5 in Big Walnut. In 43081, 63 of 78 were in Westerville City Schools, with 8 in Columbus City Schools, 5 in Worthington, 1 in Big Walnut and 1 in New Albany-Plain. Neither ZIP code tells you the district.
How do you check which school district a house is in?
Look up the parcel on the county auditor's site, Franklin County or Delaware County depending on where the house sits. The parcel record names the school district the property is taxed in. Then confirm the building assignment with the district itself, because a district has more than one elementary, middle and high school and the auditor does not tell you which one.
