Gahanna

What Are the Pros and Cons of Gahanna, Ohio in 2026?

Gahanna is the cheapest per square foot of the eleven Central Ohio suburbs I track. The median closed sale there is $401,001 at $212 per square foot, against $224 in Westerville, $235 in Dublin and $245 in New Albany. That is the pro, and for a buyer with a budget it is the whole argument. The cons are specific, and every one of them is checkable before you write an offer: a 2.5% city income tax, mapped flood hazard areas along Big Walnut Creek, and a corner of the city that sits inside the airport's noise study area.

I pull the closed sales myself out of the Columbus MLS, so the numbers below are the ones I would quote a buyer sitting across from me, not a national estimate.

What Does a House in Gahanna Cost in 2026?

The per-foot comparison below comes from my own MLS export, which runs through September 21, 2026. Median sold price answers "what sells here." Median price per square foot answers the better question, which is what your money buys.

SuburbMedian closed priceMedian $/sq ft
Gahanna$401,001$212
Westerville$429,160$224
Sunbury$517,500$232
Lewis Center$525,000$231
Dublin$511,035$235
Powell$530,000$235
New Albany$578,800$245
Worthington$470,000$276
Bexley$705,000$312
Upper Arlington$680,000$344

Source: closed sales in my Columbus MLS export through September 21, 2026. For context, the Central Ohio median closed price was $340,000 in August 2026 across 2,976 closings, so Gahanna sits above the metro median and below every other suburb in that table on a per-foot basis.

On a 2,000 square foot house, the gap between Gahanna's $212 and Westerville's $224 is $24,000 of purchase price for the same amount of house. That is the trade you are evaluating. The rest of this post is what you give up for it.

What Is the Income Tax in Gahanna, Ohio?

2.5%. The City of Gahanna applies it to income earned by people inside the city because of employment or residency, and to business net profits located in the city.

The part that catches people: if you live in Gahanna and work somewhere else that taxes you, the city gives a 100% credit for the tax paid to that other municipality, applied to the lesser of the two amounts. So if you work in a city taxing at 2.5% or more, the credit covers you. If you work somewhere taxing at 2%, or you work from home in Gahanna, you pay the difference or the full 2.5%. Run your own situation before you decide what the house costs you per month.

That is the city income tax and it is separate from the property tax bill, which is set by the county and the levies in your taxing district. I keep both straight in my Columbus suburb income tax comparison and my property taxes by zip code post.

Does John Glenn Airport Affect Homes in Gahanna?

Part of the city sits in the study area for John Glenn Columbus International, and this is live, documented activity rather than neighborhood rumor.

The Columbus Regional Airport Authority submitted updated noise exposure maps to the FAA on June 23, 2025. The FAA determined the maps comply with 49 U.S.C. 47503 and 14 CFR part 150, effective October 14, 2025, and opened its review of the companion noise compatibility program with a decision deadline of April 12, 2026. The study area named in that notice includes the Franklin County and City of Columbus Airport Environs Overlay Districts.

Two practical facts for a buyer:

The airport's residential sound insulation program installed treatments for nearly 800 homeowners inside certain boundaries of the noise contours using past FAA funding, and the airport states that program has addressed all eligible homes and is now closed. Buying a house today does not put you in line for insulated windows.

Overnight, between 10 p.m. and 6 a.m., the airport treats the north runway as noise sensitive because it sits closer to residential areas and prefers the south runway for those hours. Which runway is in use, and which direction traffic is flowing, is what determines whether you hear anything at all in a given week.

If you are touring the southwest side of Gahanna, stand in the backyard for ten minutes and listen. Then pull the current FAA-approved noise exposure map for the address. A map beats a seller's opinion and it beats mine.

Which Parts of Gahanna Have Flood Risk?

Big Walnut Creek runs through the middle of the city, and the mapped flood hazard areas are a condition of the property, not a vague worry. Gahanna's zoning division issues a floodplain use permit for limited work inside those areas, which tells you the city is administering a federal flood program and that the maps govern what you can build and where.

The city has also been working with FEMA on required flood hazard mitigation along the creek bank and at the parking structure next to Creekside, which is a public, ongoing project rather than old history.

What I look at when a buyer sends me a Gahanna address near the water: where the lot sits relative to the mapped flood hazard area, how the ground is graded in the first ten feet off the foundation, where the downspouts actually discharge, whether the sump has a working discharge line, and what the basement walls and floor seams look like. I walk the perimeter before I walk the kitchen. I have passed on houses for a grade that ran toward the house and nothing else.

Two things to do yourself, in this order. Pull the address on the FEMA Flood Map Service Center. Then, before the inspection window closes, get an actual flood insurance quote rather than an estimate, because a quote prices the risk a lender will make you carry. My basement walkthrough checklist covers what to look at once you are inside.

One small upside on the water side: Gahanna residents can apply through the Franklin Soil and Water Conservation District for a rain garden cost share that reimburses up to $250 for plants, mulch or compost after a site visit confirms the work, and the city's GreenSpot program offers rebates on rain barrels, compost bins and native plantings after a workshop. Small money, but it exists and almost nobody uses it.

What Are the Cons of Buying in Gahanna?

Four, in the order they will cost you money:

  1. The 2.5% city income tax. Fully credited if you work in a municipality taxing you at 2.5% or more, partially credited below that, and not credited at all against income you earn working from a Gahanna address.
  2. Airport noise exposure on part of the city. Documented, mapped and currently under FAA review, with the sound insulation program closed to new applicants.
  3. Mapped flood hazard areas along Big Walnut Creek. They affect insurance cost, what you can build, and resale. Address specific, so one street can be clean and the next one is not.
  4. Year built varies block to block. Gahanna grew outward from the original village, so one street is 1960s and the next is 2010s. Price per foot is an average across all of that. Pull the year built and the mechanical ages on anything you tour instead of trusting the per-foot number to describe the house in front of you.

None of those four is a reason to rule the city out. They are the four things I would want priced into an offer.

Should You Buy in Gahanna or Westerville?

If you want the most finished square footage for the money inside the I-270 ring, Gahanna wins on the numbers above. If you are buying newer construction and you want a larger share of the inventory to be recent builds, you will see more of that north and northeast in Westerville, Sunbury and Lewis Center, and the per-foot numbers in that table are what you pay for it.

In my experience the decision rarely comes down to the suburb name. It comes down to which specific house, on which specific street, with which specific tax and flood and noise facts attached. Two houses a mile apart in Gahanna can carry very different monthly costs for identical purchase prices.

What I Check Before a Buyer Writes an Offer in Gahanna

The flood map for the parcel. The year built and the age of the roof, furnace, water heater and windows. Where the water goes when it rains. The taxing district on the auditor's record, not the listing. Whether the commute puts the buyer in a city that credits the income tax. Then the comps, last, because comps without those five facts are just averages.

If you are weighing Gahanna against another Columbus suburb, send me the address you are looking at and I will pull the flood map, the taxing district and the last closed sales on that street before you tour it. If you own in Gahanna and want to know what your house is worth on these numbers, start with my home value tool and then we can talk about what the per-foot data says for your block.
